Manufactured & Modular Homes Overview
Both manufactured homes and modular homes are factory built housing products. Many of the floor plans can be built as "Modular" or "Manufactured" on the assembly line. Perris and Corona, Ca have both factory and retail locations that supply both manufactured and modular homes.
Because these homes follow different construction standards than traditional site built houses, lender requirements and insurance rates may vary. It's important for buyers to confirm rates & terms with their lender and insurance provider, as financing and coverage may differ from standard on site built housing.
Governing Standards
- Manufactured Homes: Built to the federal HUD Code (Manufactured Home Construction and Safety Standards), which overrides local building codes.
- Modular Homes: Built to state and local building codes, typically the International Residential Code (IRC) or International Building Code (IBC) the same standards used for traditional site built homes.
Inspections & Approval
- Manufactured: Inspected during factory construction by federally approved third party inspectors. Certified with the red HUD label on the exterior.
- Modular: Inspected by state or local building officials or certified state agencies. Labeled with a state certification stamp or insignia.
Foundation & Chassis
- Manufactured: Built on a permanent steel chassis that remains part of the home even when installed on a permanent foundation. Can be placed on engineered slabs, frost piers, basements, or on leased land such as manufactured home communities.
- Modular: Built in sections without a permanent steel chassis and transported to the site for installation on a permanent foundation (crawl space or basement). Designed specifically for placement on fee simple land.
Zoning & Placement
- Manufactured: Often located in designated manufactured home communities or zones, though federal preemption requires equal treatment in many cases.
- Modular: Accepted in any residential zone where standard site built homes are permitted.
